Private houses

The biggest part of the deals with private houses - approximately 80% are deals with private houses that were recently built. Such houses without internal refurbishment are sold for approximately the 100000 LVL (depending on the place, construction materials, etc.) The mentioned tendency can be explained by the fact that the offer of new houses is broader. And the price of houses that were built earlier (after calculating all the additional investments) is not lower. Nevertheless the old houses are still bought with the intension to renovate them. In this case customers are interested in the precise sum of money they will have to spend for the renovation.

 

All in all at the beginning of the year the market of private houses was incredibly active for the winter months - during this winter around 50 deals per month were arranged. In the summer months the quantity of customers increased even more.



The quantity of deals with private houses in 2004 is the same as the last year. Because the costs of the serial f at in prestigious district in the autumn of 2004 were equal to the price of simple private house in several places, i.e. 30 000 - 45 000 LVL there was a special interest among the potential customers to buy the house on half an hour way from the border of Riga in Babite, Garkalne or Jaunolaine. Credits were taken for the purpose of changing the summer houses into winter houses. The quantity of the allowances for construction also increased.

At the end of the year the market's activities went on, in the spring customers were mainly looking for private houses with a value around 100000 LVL. Unfortunately, the quality of those houses is not acceptable all the time. Because of this the new category of customers appeared. They are ready to pay from 180000 till 200000 LVL for the private houses of better quality.

 

 


The quantity of deals with private houses in county churchyards reduced for the 8% and was not big at all during the 2004.
