Transparency is a key

We ensure you pay local prices. The former system of double pricing here for foreigners and locals still continues in some sectors. The practice continues because most locals perceive westerners as relatively wealthier than locals do and higher prices can sometimes be requested if a foreigner is involved in the negotiations. We not only know the local market, we participate in this local market and we can negotiate for you as Latvian to Latvian.

Your time here is valuable. We know you may be here on holiday and do not have time to waste looking at inappropriate property. We start the search before you arrive, and the personalized relationship we have started with you enables us to offer the best available suited to your wishes.

The total fees applied to purchasing land and/or property and other legal fees will amount to aprox 6%-8% of the purchase price. This includes our company’s fee of 4% of the purchasing price. The minimum fee is 600 pounds. And the rest are local stamp duty at 2%, notary’s fees of 0.5% and some other minor exspenses.

For clients wishing to buy more than one property we also offer a 25% discount on the cheaper of the two properties on the fees and the minimum fee is reduced to 300 pounds.

Having opted for our service we’ll allow us to guide you through the process from start to completion. We start by advising you of the property currently available on the market and providing all necessary arrangements for you to visit and view the properties that are of interest to you. We will negotiate on your behalf the price and condition of sale. Once you decide to buy we will advise you of the options for completing the sale.

The legal work related to completing the deal and registering a company needs to be completed by a qualified lawyer. We have a panel of lawyers that have a proven track record of dealing with our clients. The lawyer will check Title Documents, Licenses and Permissions, Debts on Title and prepare the Terms of the Contract. All documents will be available in English. In some instances the lawyers will be able to complete a deal on your behalf by using a Power of Attorney.

Most of our clients find a property on their first visit and we can arrange all the legal work and company registration necessary to secure the deal. However one should be aware that the lawyers typically require at least 3 working days to complete the documentation. Therefore we strongly advise people to come for at least one week to allow time to visit properties and to reflect before proceeding.
