      FEES

      Our Latvian partners are charging the following fees and agent commissions. The most effective option in our opinion will be to use a service package from our partners (costing 300 Lats – around 300 GBP) which includes the following:

      1) Search of property objects according to client’s requirements (we assist to find properties to our clients at the best possible value on the local market)

      2) Negotiating the price and conditions with the owners of the property or their agents.

      3) legal and paper work during the process of property purchase (notary, taxes, insurance, evaluation of the real market price)

      4) phone expenses

      5) transport expenses incurred while searching for the property (viewings with the client are charged separately depending on time spent, car rental, the period of rental, etc.)

      6) All above mentioned services included in the service package are provided for a period of 1 week, you will have full access to up-to-date database of all our Latvian partners. The legal and paper work included in the package is provided without any time limitations

      7) Advance payment.


      1. Viewing fee: there is also viewing fee charged which varies in price 50-70 GBP depending on how far is the property of your interest.

      2. Select a property to buy. Initially you can make this from our web site and then if you wish (we always insist potential buyers to come and inspect on their own the objects of their interest) you can came to Latvia to see the properties. We can arrange individual trips to the properties.

      3. As soon as you make a choice you sign a preliminary contract with us and put a deposit authorising our company to organise and finalise the deal. Our total fee in the contract is 4% of the purchase price. We will prepare the whole process of changing the ownership of the property – checking the property documentation, ownership and right to sell and preparing all necessary paperwork.

      The deposit (at least 10%, which is negotiable with the seller) is necessary to take the property out of the market for about 30 days (also negotiable with the seller) at which time you have to start purchasing process and pay the rest of the price. The deposit is not refundable if any fail of the purchase because of the buyer's fault. If there are any sellers fault, deposit is fully refundable. The deposit and our agency fee must be paid together when we sign the preliminary contract.

      4. Other expenses: Depending on each property there are other expenses like: notary fees, tax when purchasing property, stamp duty, etc. These additional charges are very small 3-5%, depend of the particular property. These should be paid separately by the buyer. You will receive receipts for all fees and expenses paid by you.
      5. For clients purchasing rural houses our local agents can provide regular visits and look after the property, pay bills, taxes, etc. We charge flat monthly fee of 30 GBP per month.
